The fact that you’re reading this means you’ve had more than one inkling to leave Toronto recently. Maybe you’re tired of condo life and want a house with a yard, in neighbourhoods like The Orchard or Millcroft or Headon Forest.
No matter your reasons, trust them. It’s time to leave Toronto. So let’s examine the reasons you should have one more awesome New Year’s Eve party in the city, then leave in 2016.
Right Now is Surprisingly Perfect
Starting right now could save you thousands of dollars, and months of home-shopping. As we explored in a previous blog, it’s a blissfully common misconception that the spring is the best time to buy or sell a home. A lot of the time, you can turn the December-Jan inactivity to your advantage.
That’s because you can:
1. Sell anytime: Toronto’s condo sales aren’t really linked to any seasonal trends.
2. Buy more, for less: Sellers are motivated this time of year. They’ve either facing a lifestyle change, or a property that’s been on the market for a while.
3. Buy quickly: A motivated seller means less haggling, and a faster turnaround time for you.
So take a look at the houses for sale in Burlington right now. If you see something you like, you could potentially buy and move by Family Day.
Toronto isn’t getting Cheaper. In fact…
Canada’s most lavish real estate market is poised to get even more expensive, particularly the condo market. Many experts see a price explosion on the horizon.
“My prediction, and I’ve been pretty accurate to date, is we are going to have a 30-to-40 per cent increase in values of the condo market in downtown Toronto over the next three to four years,” Barry Fenton, CEO of Lanterra Developments, told BNN in an interview.
Increased Down Payments
Finance Minister Bill Morneau recently announced Canadians are going to have to save more money for down payments. This isn’t much of a factor for homes priced for under $500,000. However, in Toronto that includes, well… Everything.
“Unlike other parts of the country, in the two most overpriced Canadian real estate cities, Toronto and Vancouver, homes priced over half a million aren’t just for the very rich”, wroteDon Pettis at CBC.ca.
“Even for houses listed for more than $1 million, sellers offer deals that seem to be aimed at first-time buyers.”
